Castlebrowne is acting as the main contractor and Project Supervisor for the Construction Stage on this project. We are working closely with the Design Team to achieve LEED Gold certification for this project.

The project involves the construction of a warehouse unit with ancillary offices and staff facilities, along with associated site development.

The development details:

• Warehouse area (1,521 m²) — including loading docks, receiving and staging areas, rack dismantle zones, data-bearing device (DBD) storage and Shredder Room, parts harvesting and testing areas, and high-rack storage.

• Ancillary office space (86 m²) — Asset Management Office, Security Operations Centre (SOC), Security Equipment Room (SER), Conference Room, and associated spaces.

• Support facilities (75 m²) — waste transfer support areas.

• Staff facilities (204 m²) — Canteen, toilets, showers, and welfare areas.

• Technical rooms — Facility Cable Room (FCR), SER, UPS room, and roof plant space.

• Structural frame — structural steel frame, precast concrete slabs and stairs, blockwork, flat roof over office areas.

• Building envelope — composite insulated cladding panels, Kingspan composite roof, curtain walling, glazing, and doors.

• Mechanical and electrical services — full M&E installation including VRF air conditioning, Derivent induction system (warehouse), LPHW heating, MVHR ventilation, BMS, LV distribution, PV system, fire alarm, emergency lighting, EV charging, and lightning protection.

• External works — ESB substation, surface water attenuation pond, car parking, cycle parking, screened recycling storage area, drainage infrastructure, and all associated site works.
